  • Complete an Application for a Free Evaluation

Expect a call from one of our staff within 48 hours to discuss your property and assessed value. One of our team members will contact you to verify the property information provided is correct and discuss options for the appeal process. We will review your assessed value, property information and application to determine if an appeal is possible.

  • Have an Appraisal Performed on Your Home

    If you decide you would like to proceed with an assessment appeal you may engage our services to perform a field inspection of the property and complete an appraisal on your home. One of our appraisers will come and inspect your home to gather field data and develop an appraisal report. Once a field inspection is complete we can also identify errors in your assessment based on the property record card. If there is an error in assessment you may be qualified not only to a reduction in assessment but also a refund.

  • Review and Evaluate Our Results

    We will complete an appraisal and compare our valuation to the assessment of the property. At this point we could identify any discrepancies between your property and property record card to determine if you may be qualified for a refund. We can also identify your lowered tax amount based on the appraised value if approved by the assessment board.

  • Assessment Hearing

    If after we arrive at a conclusion of value for your property it will be necessary to schedule a hearing with the board of assessment. We can appear on your behalf to testify to our findings in the appraisal report and answer any and all questions by the board of assessment regarding your property, market value and errors in assessment. Most homeowners find this part of the process to be overwhelming and have difficulty providing details that an expert can identify about the property and market value. Luckily you have us to appear on your behalf where we have countless hours of experience in testifying at assessment hearings. Rest assured that the assessment board will get all the details in our appraisal report and a thorough explanation as to how we arrived at our conclusion of value as well as supportive data to the appraisal process. The assessment board will then deliberate and arrive at their own conclusion of assessed value; however, we will have presented an excellent case for the reduction of value based on our appraisal report.

  • Wait for a Notification

    The assessment office will provide written notice of their decision typically by the end of October or beginning of November. Once you receive your notification of assessment we can discuss the findings and explain the results and reduction in assessment.
